What is the rent cap (Mietpreisbremse)?

The rent cap (§ 556d BGB) limits new tenancy rents to a maximum of 10% above the local comparative rent (rent index). It applies in 285+ municipalities classified as having a tight housing market.

What do I need to do if my rent is too high?
